There’s something I’ve been wanting to talk about for a while… 

Many people in this community have absolutely no idea what goes on behind the scenes to bring you the opportunities you read about here…

People often assume that Paraguay Potential magically “appears” in their inbox every other Thursday, as if these insights, deals, introductions, and analyses are simply floating around, waiting for someone to pick them up.

Nothing about what I do here is easy, accidental, or “just a newsletter.”

It is the result of years of sweat, travel, relationships, and real money invested into Paraguay long before most people ever thought to look in this direction.

When a project like HUB.8 goes public (which we will discuss later on in this edition of Paraguay Potential) and journalists start writing about it, and social media accounts begin sharing it, and the developer finally unveils the project to the public, it’s easy to forget that you already knew about it before anyone else. 

You heard about this project long before the public did.

You understood the district, the thesis, the team, and the opportunity long before the market even knew where to look.

But that early intelligence doesn’t come from sitting behind a desk.

It doesn’t come from Googling “Paraguay real estate.”

It doesn’t come from waiting for developers to email me brochures.

It comes from showing up.

Physically.

Consistently.

Relentlessly.

It comes from being willing to walk the streets, shake hands, sit through meetings, negotiate with developers, push for early allocations, demand transparency, and fight for early access, better pricing, and special deal terms that will never be offered to the general public. 

My understanding of Paraguay isn’t just theoretical, either.

What I share with you isn’t what I “read somewhere.

It isn’t what some consultant summarized in a report.

I’ve spent countless hours with locals, officials, expats, investors, and developers.

Every insight I give you, every recommendation is grounded in real work, on real streets, with real people.

How many people writing “investment newsletters” have personally helped countless families secure Paraguayan residency?

How many have personally brokered millions of dollars in real estate transactions in the country?

How many have personally invested multi-millions of their own money into the same projects as you guys have in the region? 

How many have personally led groups of up to 50 families through Paraguay multiple times a year? 

How many are doing anything remotely close to that?

…maybe none.

So…when I tell you a deal is special, or a project is important or about a rapidly growing district, it’s not coming from a speculative guess.

It’s coming from the fact that I’m deeply embedded in the region in a way most people simply aren’t.

When I say I know Paraguay… I mean it.

I have skin in the game and my reputation on the line, and there is likely no one else on earth that is doing what I am as it pertains to Paraguay. 

…and that brings me to the point of today’s edition, which revolves around the flagship corporate anchor building in CDE’s 8th KM district, HUB.8.

Let’s get into it,

The Media Spotlight In On HUB.8… and the headlines agree: This Project Is A Game-Changer:

The moment a project enters the headlines is the moment it stops being an “underground opportunity” and begins achieving real-market validation. 

In the case of HUB.8, that moment has arrived.

The press has picked it up, business outlets are talking about it, and the language they’re using makes one thing abundantly clear: this building isn’t just another development.

It’s already being widely recognized as the corporate anchor that is ushering in a new generation of business in Ciudad del Este.

The coverage framed HUB.8 as part of a city-wide evolution, writing that the project “transforma el paisaje urbano… simboliza la evolución de una ciudad que sueña en grande”, which in English directly translates to “it transforms the urban landscape… it symbolizes the evolution of a city that dreams big.”

When the local business media starts calling a development a symbol of transformation, you know a market shift is underway.

It tells you the city doesn’t just see HUB.8 as another building; they see it as a statement… a marker of where Ciudad del Este is heading.

And then there’s Proyecta, a publication dedicated to architecture, infrastructure, and development. 

Their article emphasized the scale of the investment behind HUB.8, noting an “inversión millonaria de US$ 70 millones en los próximos cinco años”. (Basically, they’re saying that this project is directly and indirectly going to bring 70 million USD into the region over the next 5 years).

You’re looking at a project supported by serious capital and long-term backing… the kind that tends to reshape entire districts. 

From my side, nothing has changed about the core thesis I’ve been sharing with you for months (which I am, obviously, incredibly bullish about)… 

The 8th KM is going to be the most important city economic district in all of Paraguay.

…and HUB.8 is its corporate anchor….

What has changed is simply this:

You’re no longer the only one who knows.

The press is awake.

The country is paying attention.

…you were here long before the spotlight hit.

Local ecosystem alignment.
When the press describes a project as part of “una nueva era” for a district (in this case, the 8th KM corridor), it means the local government, developers, services, and infrastructure are aligning around that vision. For you, that means less risk of being an outlier and a greater chance you’re part of the mainstream evolution.

…and because HUB.8 is now publicly validated and media-profiled:

  • The risk premium you would normally pay for a project “no one’s heard of” is significantly reduced.

  • The timeline of value realization is compressed because market awareness is already building.

  • The pricing window is narrowing as we transition from “pre-market” to “market revealed,” which means those of you who got in early are already holding a meaningful piece of upside. 

HUB.8: The “Anchor Project” of Ciudad del Este’s 8th KM District

Now that the project has gone public, let’s talk about what HUB.8 actually represents (not just the building, but the economic force behind it). 

Most of Paraguay’s commercial office stock is outdated; relics of a pre-amenity era where a few desks, fluorescent lights, and a cramped breakroom passed as “acceptable.” 

No rooftop lounges. 

No fitness spaces. 

No executive meeting rooms. 

No on-site restaurants. 

No architectural identity.

But the companies that operate in Ciudad del Este today, like the forward-thinking cross-border service firms, logistics companies, importers, exporters, wholesalers, tech firms, growing domestic enterprises, and multinationals, need more than four walls and a desk.

They need credibility.

They need presence.

They need professional environments that match the scale of the transactions they’re conducting.

HUB.8 is the answer to these needs.

Twenty-one floors.

Over 200 offices.

Tier-one amenities.

A full business ecosystem under one roof.

…and, a long list of tenants already circling…

This building doesn’t meet the market standard... it raises it.

In a city where “premium” commercial space doesn’t yet exist, HUB.8 sets a new benchmark (which means all future construction in this district will be built to a relative standard, and, in turn, all values will rise across the entire district).

Before we wrap up today's edition, I want to address something I see all the time… and it’s something that sinks more offshore plans than bad advice, misinformation, or even uncertainty.

…“going it alone” offshore is a brutal, expensive, and completely unnecessary (and foolish) way to build your Plan-B…

If you have the belief that you can simply book a flight, land in a foreign country you’ve never visited, and brute-force your way toward a residency, an investment, a bank account, and a coherent Plan-B all on your own….

Well, in theory, you can do this.

No one will stop you.

…but no one will help you either.

What most people underestimate is just how complex the offshore world becomes the moment your feet hit foreign soil.

…especially when you don’t speak the language, don’t know the regulations, don’t understand the culture, and don’t have a clue whether the firms you’re speaking to even know how to deal with foreigners.

Again, it’s possible.

People do it.

...some even have success. 

But if this is the approach you want to take, then at least hear me when I say this: going it alone offshore requires a level of luck, patience, and a tolerance for risk that most people don’t have.
