My Aha Moment In Paraguay
A quick story about why I bet big on land across the river from Asunción
Hey guys, Mikkel here,
I went to Paraguay several years ago to sit down with my now business partner, Markus Amann, so he could walk me through a very promising opportunity he had been tracking.
We went through the presentation he had prepared and spent about two and a half hours reviewing the maps, the topography, discussing the development patterns, as well as all the other details that explained why he was so bullish on his thesis.
By the end of it, I remember thinking, “ok, cool… but I don’t fully get it.”
Then we got in his car and started driving from Asunción toward the area he had just spent the last couple of hours explaining to me.
At that time, the Héroes del Chaco Bridge had not yet been built, so we could not simply cross the river directly into the area.
Instead, we had to drive toward the older Remanso Bridge, cross there, and then loop all the way back toward the land Markus had been showing me on the maps.
The trip took about an hour and twenty minutes.
On paper, it looked close.
In real life, it was not.
When we arrived, we went up to the 11th floor of a lookout tower to get a better view of the area.
From there, everything suddenly made sense.
In the distance, I could see Asunción: the buildings, the traffic, the density, the movement, and all the obvious signs of a capital city that needed somewhere to grow.
Between the city and where we were standing was the river.
And around us, stretching out from our side of the river, was open green land.
Empty fields.
Trees.
Space.
Almost no development.
That was the Aha moment.
I remember standing there, looking at Asunción in the distance, the river in between, and all that undeveloped land around us, thinking, “holy moly… this is something special.”
From that vantage point, I could see the entire thesis in one view: a growing capital city, a river, and a vast stretch of untapped land waiting for the right infrastructure to unlock it.
I have spent more than 25 years travelling around the world, investing, exploring countries, meeting developers, studying markets, and looking for opportunities… and I had never seen anything quite like that.
This was not just empty land somewhere outside a city.
This was empty land sitting directly beside a rapidly growing capital city, separated only by a lack of infrastructure.
Markus explained that if the government built the new bridge, as many expected it would, the entire value of the land could change dramatically, because the land would no longer be an hour and twenty minutes away.
…and that is exactly what happened.
The government spent hundreds of millions of dollars to build the Héroes del Chaco Bridge in 2024, and the next time I came back, the same trip that had taken us roughly an hour and twenty minutes was reduced to about seven minutes.
Before the bridge, you would look at land on the other side of the bridge and think: inconvenient, irrelevant and unusable.
After the bridge, the same land was suddenly just a few minutes from the capital city.
Standing there, looking at Asunción on one side and open green land on the other, the thesis became obvious.
If the bridge was built, this would no longer be remote land outside the city… it would become land directly connected to the capital.
And once I watched that hour-and-twenty-minute drive become a seven-minute trip, I started buying as much strategically positioned land as I could.
…and eventually structure a block of my land holdings into an investable opportunity for accredited investors from the Expat Money and Paraguay Potential communities...
