Well done.

I want to first be clear with you guys and tell you that I fought for what I am about to reveal.
I got on the phone with my partner, Fernando, and said:
“Look, I know my people. If you make the units available, they’ll take them.”
So he did.
And now, I’ve officially secured three units at different price points, each with unique features, and all located inside a project that I believe will stand as the defining residential tower in Ciudad del Este for years to come.

Now, I’ve gone just about as far as I can go to impress upon how big of a no-brainer this decision is….

Under traditional circumstances, when you finance a unit rather than pay cash, the balance owing is due upon key delivery. However, in this special case, you will have an additional 8 months to pay off your unit.

2 bedrooms, 2 bathrooms
Built with flexibility in mind… the type of place that will appeal to people looking to live with a roommate, small families, or even a single professional

UNIT 1-E
Why I like it: It’s rare to get a true 2-bedroom with 2 full baths at this price point… in fact, the other units in this building with the same layout only have 1 bathroom. This was a design innovation Fernando and the team at Green Parana made in real-time based on market findings surrounding renters’ preferences. 65m is sizeable… you’re not buying a box in the sky; you’re buying meaningful square footage with real livability.
Unit 6-M:

This is the upgraded version of the 1-E, however, with a wider living space (same functional layout)

UNIT 6-M
Why I like it: This is a luxury-tier unit, especially with the view and size, which makes it appeal to longer-term tenants. For tenants seeking prestige, location, comfort, and space to grow into, this is it. For you, this translates into lower tenant turnover, meaning consistent rental income without the headaches of management.
I wanted to present three different options to you guys this week, not only because I am certain you’ll scoop them up, but because one size doesn’t fit all.
Although the price-points of the three different units I presented you with today are not too different, the “products themselves” are, and thus, each will appeal to a different type of offshore investor.
Some of you are looking to place capital into real estate so you can make a business out of serving the short-term rental market.
Some of you want a luxury positioning that will command consistently high monthly income via a stable, long-term tenant while also holding the title to a place you may even utilize for yourself on a day.

Quick Construction Update: Things Are Moving FAST At The Concept Tower
Just a quick update for those of you who already own in the Concept Tower and for those of you thinking about jumping in after seeing this week’s deals…
We’re nearly at the top.
The final slab is expected to go up this month, which means the structure is basically done.

We’re at 95% completion on both the structure and slabs, and 100% on the last round of support pillars, which have been cemented into the ground.
From here, it’s all about finishing the interiors as well as the exterior facade.
Other updates:
Wall plastering is happening throughout the building.
Electrical is already 35% in.
Plumbing and drainage are well underway.
And the views from the upper floors… let’s just say they’re delivering (they are stunning).
This is the part of the project where things go from “construction zone” to “you can picture your tenants here.”
I’ve said this before, and I’ll say it again:
The Concept Tower isn’t just a building…
It’s becoming a landmark.
Ciudad Nueva is undergoing rapid change, and this tower is a key contributor to that transformation.

The Residency Program Everyone Will Regret Missing
Residency in Paraguay is still one of the best-kept secrets in the offshore world, and not because it’s hard to get or because it’s buried in red tape.
It’s because no one’s talking about it yet.
And by the time they are, you’ll have missed the window to do so.
I can’t stress this enough, folks - pathways to residency like this are beyond rare…
I literally can’t think of anywhere in the world that is this welcoming to freedom-oriented expats and investors, while being so accessible.
As many of you know, I live in Panama with my family and have been here for nearly six years.
With respect to the residency program in Panama, it takes an investment of $300,000 USD to qualify for permanent residency.
Only 3 years ago, the investment was only $5,000.
You see, that was only a few years back, and look at the change... a 60x increase in just 3 years and all it took was one move by the Panamanian Government.
The bar was raised because people became aware of the value of going offshore, and thus, the program became much more in demand, and the cost justifiably went way up.
Right now, there is NO investment required to secure residency in Paraguay.
Let me ask you this: Based on everything you’ve learned about Paraguay, do you expect these prices to last?
Given that the world is waking up to Paraguay, with more and more people looking to protect and secure their futures offshore, I fully expect this program to become
much stricter and more complex… and rightfully so.
As someone who’s been there, done it, and has walked dozens of families through the process, allow me to tell you why this is such a valuable residency program and what you’ll need to do if you want a residency that doesn’t require you to uproot your life, maintain a balance in a local bank account, spend significant time in the country, or jump through flaming hoops of bureaucratic nonsense to get.
Here’s what you actually need:
A valid passport
A clean background check
A few standard documents (birth certificate, etc.)
The ability to spend a few days on the ground to complete your filing in person (we’ll help you with this)
That’s it.
The application gets submitted at Paraguay’s immigration office with the help of a local attorney, and yes, we’ve got the right people lined up to be there right by your side as you’re submitting documents.
It’s that simple. It’s a streamlined process that my partners and I know like the back of our hands.
Once approved, your legal residency status in Paraguay gives you serious advantages:
You gain access to a territorial tax system (no tax on foreign earned income)
You can open a bank account
You can own property in your own name
You can register a vehicle, access public services, and live with full legal security
And after just two years, you can apply to become a permanent resident, with an optional path to citizenship after that (again, no relocation required)
